Bulgarian Property Buying Process

We can guide you through the entire buying process from finding your property, proceeding with the purchase, and also can assist with renovations.

   

Buying Process

How to Start a Ltd Company
We can guide you through this process, we charge €550 for this. This includes:

  • All lawyers fees
  • All notary fees
  • All court taxes
  • Registration of company in court, tax and statistics office
  • Tax card, Bulstat card, company stamp
  • Translation of documents

Once you have opened a company you will be required to open a bank account and deposit a minimum of 5000 Leva (approx £2000) as business capital for a period of 30 days.  Once this has passed you can then withdraw the funds and re-deposit them in to your account or you can leave it in your Bulgarian account.

Time Periods
Setting up a Limited company can take between 1 and 3 months. To simply buy a property once you have agreed and signed our contracts we can normally complete this process within 2 - 3 weeks. This is assuming the property is empty. Property generally takes 2 weeks longer than land to complete as there are normally multiple owners of properties.

Our Fees

Finding a Property / Land
To help us find you a property let us know what you are looking for and the budget you have available and we can arrange a day or more to visit numerous properties that match your criteria.

A full day viewing 8 properties costs €35, a half day viewing 4 properties is €25. Transfers from the Airport are also available charged at €50 for up to four people.

Other charges for legal work and taxes

When buying property be aware that there are several taxes and contracts that are chargeable, these are as follows for each property.

  • Preliminary contract 250 Euro
  • General conveyancing 100 Euro
  • Please be aware there are additional bank charges when transferring money from UK banks to Bulgaria, and between Bulgarian bank accounts.
  • Stamp Duty @ 2% of the purchase price agreed with the notary
  • Notary fees vary depending on the purchase price (estimates can be given as a guide only)
  • Court registration of the property dependent on the price of the property (estimates can be given as a guide only)
  • Contract translations 25 Euro per document (required in the notary office for completion documents)

Taxes and Charges for Property Owners

  • Local annual taxes 0.15% of registered purchase price
  • Rubbish collection depends on the size and location of the property between 0.5 and 1.5% per annum
  • Rental taxes 15%
